When selling your house online, more people can be able to see your listing.  You are also able to avoid strangers walking in and out of your home.  It is obvious why some people decide to sell online vs. selling through traditional methods. 

Selling a house online

There are 3 main strategies used to sell a house in Florida online.  Whichever method you choose, will depend on your timeframe and financial goal.

  1. Sell your house online with a real estate agent

When you choose to work with a realtor, they use online resources for marketing your home. 

Florida real estate agents are members of the Local MLS, an online database of professional listed properties. 

This MLS listing is connected to several listing sites that will give your listing exposure.  Other agents use sites like Trulia, Zillow, Redfin, social media, and paid ads to help you get your property more exposed to interested buyers.  

Don’t get too comfortable thinking all the work will be done by the realtor.  You will be required to make repairs and updates in your house to increase the chances of selling.  Most home sellers are not ready or willing to put more money and work into a property they are selling.  It is possible to sell your house just as it is if you choose to not go the realtor’s way. 

  1. Sell your own house online

The primary reason why you will sell your home in Orlando or elsewhere in Florida online as the owner is to save the agents costs and commissions.  Though you can save about 3% on commissions that you could have paid a realtor you might end up paying the buyer’s agent commission.  

You would also do everything when listing for sale by the owner (FSBO).  You will take care of marketing, listing, negotiating, answering questions and anything else needed.  The good thing is you can use the same online strategy a realtor uses like online advertising and posting on social media pages.  But you will need to come up with catchy details that will attract buyers. 

You will need the services of a professional photographer and videographer to get the best images for virtual walk-throughs.   

  1. Sell your house online to an iBuyer

This is a new strategy that has come to the market.  iBuyers are not like a typical buyer looking for a house to move to and make a home. 

iBuyer has a simple buying process – they buy the house as it is without asking for repairs or listing the house.

They do not carry out a valuation rather they make an offer for your house.  It is usually based on an automated valuation model (AVM) which is an algorithm used to figure out your house’s market value.  They also charge you service charge and for home repairs even if they ask you not to undertake them.  They will deduct the cost to do them from your offer.      If you don’t like all the above methods, you can sell your property for cash.  We buy homes in Florida for cash.
